Bandit Systems Helps Curb Trespassing and Improve Safety Across California

At 550 Water St, a medical complex in Santa Cruz, property managers faced ongoing issues related to nighttime trespassing and property damage. Each morning, tenants and staff encountered debris, including trash, drug paraphernalia, graffiti, and in some cases, vandalized vehicles or stolen items. The conditions created operational challenges and raised safety concerns for those arriving early in the day.
JR Parrish, the property management company, implemented several measures in an effort to address the problem. Security cameras were installed, though they primarily documented incidents after they occurred. Nighttime patrols were introduced, but activity often resumed once patrols left the area. Morning cleanup crews helped restore the property before business hours, but did not prevent damage from happening overnight.
In response, JR Parrish partnered with Bandit Systems, a company providing remote monitoring and security services. Upon deployment, Bandit Systems recorded an average of four to five attempted trespassing incidents per night. Over time as monitoring and enforcement continued, the frequency of these attempts declined. The site now experiences significantly fewer incidents, averaging one to two attempts per week.
According to available data, the reduction in trespassing corresponded with a decline in related nuisance activity on the property. The change in approach also altered operational costs, as remote monitoring replaced a combination of patrol services and daily cleanup efforts. Bandit Systems replaced patrols and daily sweeps with a more effective, proactive solution at roughly 25% less than what JR Parrish had been spending—the result: better security, fewer incidents, and meaningful cost savings.
Following the results observed at 550 Water St, JR Parrish has expanded its use of Bandit Systems’ services to additional properties. Bandit Systems reports that it currently monitors thousands of cameras across commercial and industrial sites in California and has been maintaining a consistent 40% YOY growth rate and 96% renewal rate since 2018.
